Reservations
The signed Rental Agreement & a deposit equal to 50% of the rental balance plus the security deposit is required within seventy-two hours or 3 days to confirm your reservation. Final payment is due 30 days prior to arrival.
Security Deposit
The amount of the Security Deposit varies from Destination to Destination. The deposit is refunded within 14 days after departure less costs (if any) including, but not limited to, damages, repairs, replacements, fines, and/or excessive charges.
Tax & Cleaning Fee
Each Destination has a non-negotiable tax and cleaning fee which vary depending on location and size of the property. These are direct costs that we pass along to our clients and are never marked up. The prices stated on our website do not include taxes, cleaning fee or the security deposit unless otherwise noted.
Occupancy
No parties, weddings or large gatherings are allowed at any of our Destinations without written permission. Our homes cannot be occupied by more guests than specified in the rental contract. Rates are based on occupancy and additional fees may apply if guest count exceeds maximum occupancy limits.
Changes & Cancellations
Any change of dates subsequent to execution of the Rental Agreement is subject to TBSs availability and approval. Tenant-initiated cancellations must be submitted to TBS in writing. Refunds, if any, will be issued within 14 days of receipt and are subject to a $250 cancellation fee and shall be as follows:
(a) Canellations made 180 days or more from the arrival date will receive a full refund of monies paid less the cancellation fee;
(b) Cancellations made between 179 days and 30 days from the arrival date will receive a 50% refund of monies paid less the cancellation fee;
(c) Cancellations made less than 30 days from the arrival date are non-refundable.

Responsibility
Tenant and their guest(s) will be occupying the property at their own risk and agree to indemnify, defend and hold harmless TBS, it’s owners, officers, employees, agents or the Owner of the property who is not liable for any personal loss, property loss and/or damage, and/or injury arising from the use of said property unless such damage was proximately caused by the gross negligence or willful misconduct of TBS or the Owner of the property. The liability of TBS and its owners, officers, employees, and agents shall be limited to the amount of any rentals and deposits paid. In no event shall the Owner of the property, TBS, or their owners, officers, employees or agents be liable for any special, consequential, incidental and/or punitive damages. All personal property of Tenant shall be at the sole risk of Tenant. TBS and its owners, officers, employees or agents shall not be liable for damaged to or loss of personal property of any kind which may be lost, stolen or damaged or destroyed by fire, water, steam, defective refrigeration, or otherwise, while on the Property.
